What to Expect
Whether you’re buying, selling, refinancing, or closing on a commercial property, Aristocrat Title provides a clear and organized process from start to finish. Here’s what to expect when you work with our team.
1. Open the Order
Your REALTOR®, lender, or you directly submit the order to begin the closing process.
2. Title Search & Examination
We complete a detailed title search and resolve any issues that may affect the transfer of ownership.
3. Coordination & Communication
We work with all parties—including lenders, REALTORS®, attorneys, and clients—to prepare for closing.
4. Schedule the Closing
A convenient time and location are selected, including in-office or mobile signing when available.
5. Signing & Funding
Documents are signed, funds are securely disbursed, and lender conditions are finalized.
6. Recording & Final Documents
We coordinate recording with the appropriate county, complete the transaction, and provide final documentation.

What to bring to Closing
- A valid government-issued photo ID (required)
- A second form of identification, which may include:
- an insurance card
- a Social Security card
- a credit card
- Any required certified funds (per Indiana Good Funds Law)
- Bank wiring details for proceeds, if applicable
- Final walkthrough or inspection documentation (if needed)

Indiana Good Funds Law
Indiana law requires certain funds to be delivered by wire transfer or certified funds depending on the amount. Our team will provide instructions specific to your transaction.
